KC Property Service,  LLC,  under the guidance and direction of the Hills of Waterford Board of Directors is responsible for:

  • Maintenance of the community's common areas
  • Hiring and supervision of contractors
  • Maintaining the hazard and liability insurance coverage on the Association's common areas
  • Managing the HOA's annual budget
  • Setting the amounts of annual and special assessments
  • Foreclosing liens to ensure payment of assessments
  • Enforcing violations

Board of Directors
The Board of Directors, working along with KC Property Service, LLC, is responsible for:

  • Setting the HOA's annual budget
  • Maintaining and enforcing community Bylaws and Rules and Regulations
  • Establishing sound fiscal policies and maintain accurate records
  • Developing a workable budget, keeping in mind the needs, requirements and expectations of the community
  • Establishing reserve funds
  • Acting on budget items and determine assessment rates
  • Authorizing legal action against owners who do not comply with the rules
  • Reviewing local laws before passing rules or sending bylaws to membership for approval
  • Appointing committees and delegate authority to them
  • Selecting an attorney, an auditor, insurance agent, management agent, and other professionals for the association
  • Providing adequate insurance coverage, as required by the bylaws and local governmental agencies
  • Seeing that the association is protected for the acts of all parties with fiscal responsibilities
  • Attending and participating at meetings
